Collaborating with a Real Estate Agent - 10 Tips for BUYERS!

22-07-2025

1. Establish Clear Communication : Clearly communicate your needs, preferences, and goals to your agent from the beginning. Discuss your budget, desired location, property features, and any specific requirements you may have. This will help your agent understand your expectations and focus their efforts accordingly.

2. Honesty is the best policy: Be transparent about your concerns, questions, or any changes in your preferences. Likewise, your agent should keep you informed about new listings, market updates, and any developments related to your transaction.

3. Provide Feedback: Offer feedback to your agent after property showings. Share your likes, dislikes, and observations about the properties after the viewing. This feedback will help your agent refine their search and better understand your preferences so as to target the search accordingly.

4. Be Responsive: Timely communication is essential in real estate transactions. Respond promptly to your agent's calls, emails, or messages. This ensures that you don't miss out on important opportunities or time-sensitive decisions during the process.

5. Trust Your Agent's Expertise: When it comes to significant choices like real estate investments, make sure you have requested the services of a LICENSED Agent who will provide you with their knowledge and expertise. Trust their guidance and advice based on their experience in the industry. They can provide valuable insights and help you make informed decisions.

6. Ask Questions: Don't hesitate to ask questions whenever you have doubts or need clarification. Real estate transactions involve complex processes, contracts, and terminology. Your agent should be patient and willing to explain things to you in a way that you understand. Even if there is something they cannot reply with absolute certainty, it is their duty to research the matter and provide you with the relevant information and guidance.

7. Respect Your Agent's Time: Real estate agents often work with multiple clients simultaneously. Respect their time and availability, and be mindful of any scheduled appointments or commitments. If you need to reschedule or cancel an appointment, inform your agent as soon as possible. This also shows your agent that you are serious about the buying process.

8. Collaboration between Agents: In order to assist you in finding your desired property, your agent will most likely choose to collaborate with another licensed agent who might possess a listing that matches your needs. That other agent represents an Owner / Developer and it is in their interest to sell that property. Therefore, should there be a deal made, you as a buyer will be covering your agent’s commission, while the other agent will receive their commission from the Seller (Owner).

9. Signing of Viewing Sheets: Assuming your real estate agent is a Licensed Professional, they will certainly have you sign a so-called viewing sheet prior to viewing a property or revealing the address. This legal document is standard procedure when collaborating with an agent. This simple document contains:

a. the official details of the real estate agent

b. the general information of the property to be viewed

c. the Commission that will be paid to the Agency should the buyer proceed with the acquisition.

c. valid I.D details of the interested buyer and those representing them & their signature(s)

d. The signature and stamp of the Agency.

The document is non-binding UNLESS the interested party acquires the property. It is very unlikely that an Agent will allow a viewing or reveal any information on the desired property unless that viewing sheet is signed.

10. REMEMBER: effective collaboration is a two-way street. Both you and your real estate agent should work together as a team, with clear communication, trust, and a shared goal of achieving a successful outcome.

*** THIS is why it is MOST CRUCIAL to make sure you are collaborating with a Licensed Real Estate Agent who is eligible to collaborate with other Licensed Real Estate Agencies to best assist you and ensure legal support wherever needed.
